Proposed wrapping rear and side extension at Penlee Way in Stoke, Plymouth aim to bring a dilapidated, poor quality building up to modern living standards while also achieving M4(2) wheelchair compliance for both immediate and longer term lifetime home use. Level thresholds have been incorporated throughout, and an accessible ground floor WC is added at the entrance.

The existing property is a two storey c.1930's detached property of cavity wall construction, render walls and slate mansard roof with outdated white UPVC dormer windows to North and South elevations. There is a detached garage to East with covered link to house. The rear garden is terraced and sloped. Currently no access for wheelchair users in any capacity.

Overlooking of neighbouring amenity is minimised by internalising terracing from the boundary. Where accessible pathways meander down through naturalistic landscaping, turning and pausing points are orientated away from neighbouring properties. A neighbouring balcony directly overlooking the garden is screened by introduction of new native trees and shrubs along the fence lines.

The flat roof extension keeps massing low in the landscape and a sedum finish contributes to biodiversity and acknowledges the changes in levels between the front and back of the site. Over sailing the roof structure provides weather protection and solar shading, while also offering depth and interest to the elevation.
