Combe Park Farm, Plymouth
Project Overview
A replacement dwelling in lieu of a Class Q fallback scheme within the beautiful South Hams, on the fringe of Dartmoor National Park. Proposals are for a high performing passive timber frame structure with onsite renewables with an embodied carbon payback period of 24.7 years. Proposals comply with the councils stringent DEV32 M5 climate emergency policy.
The proposal is for a new spacious 4 bedroom lifetime home in place of a simple agricultural pole barn. The dwelling’s form is traditional and its appearance maintains a rural, agricultural aesthetic with simple fenestration and material palette. The main building comprises of stone walls and a natural slate roof, whereas the southern annexe comprises of a mixture of stone and zinc metal cladding.
Materials reflect an agricultural vernacular, utilising natural stone, timber and Pigmento green zinc cladding. The farmhouse responds to the site though a contemporary bank barn form, with upside down living accommodation maximising longer moorland views.
As a lifetime home, the proposals are sized appropriately to meet the accessibility requirements of M4(2) compliance, including a wheelchair accessible lift. Annex accommodation is accessed at ground floor, with tractor shed on lower ground floor.
