Planning Approved, Plymouth

We are delighted to announce that our designs for a wrapping rear and side extension for a detached dwelling at Penlee Way, Stoke, Plymouth has been granted planning permission! A flat roof extension reduces visual massing, with a sedum roof enhancing biodiversity and responding to level changes across the site. An over-sailing roof introduces depth to the elevation while providing solar shading and weather protection.

The existing 1930s property is of cavity wall construction with rendered elevations and a slate mansard roof, and is currently in a poor and outdated condition with no wheelchair accessibility.

The scheme aims to upgrade the dwelling to modern living standards while achieving M4(2) accessibility, enabling both immediate and long-term lifetime use. Step-free access is provided throughout, with level thresholds and the addition of an accessible ground floor WC at the entrance.

The design responds sensitively to the sloping, terraced site. External works are arranged to minimise overlooking, with terracing drawn away from boundaries and accessible pathways oriented to protect neighbouring amenity. Additional screening is provided through native planting along boundary lines.

The proposal delivers a high-quality, accessible lifetime home, balancing contemporary design with consideration of the Stoke Conservation Area and neighbouring context.
